Learn more →Coquitlam climbs from the Fraser up into the trees, and the roofs change as you go. Up on Westwood Plateau the 1990s and 2000s homes are full of concrete tile roofs, surrounded by tall evergreens that keep the north slopes shaded and damp. That is prime moss territory, and moss blocks the water channels on tile so rain backs up underneath. Tiles also slip out of position over time on these steeper roofs, which is exactly the kind of leak we fixed on a recent Coquitlam job.
Lower down, historic Maillardville has some of the oldest homes in the region, and areas like Austin Heights and Como Lake mix older houses with newer builds. Newer Burke Mountain is mostly asphalt shingle. Whatever the roof, we find the real cause and fix it right, with no pressure to re-roof when a repair will do.
Actual jobs we have done in Coquitlam, with the full story on each one.
One slid tile that flooded a garage. We got called to a Coquitlam home with water coming into the garage. The drywall was soaked and we had to cut it open to get to the source. The cause was a single tile that had slipped out of place. It does not sound like much, but all the water running down that section of roof funnels into the gap and gets under the tiles, and from there it can travel a long way before it ever shows up inside.
Brittle plastic vents bedded in mastic. Plastic vents look durable but they go brittle and crack, and on tile roofs they were usually sealed with mastic. Once that mastic dries out the seal is gone and water gets in. We replace them with hot-welded metal vents, so the seal does not depend on a sealant with a shelf life.
If a repair will do, we tell you. We do not upsell roofs people do not need.
Coquitlam treed, tile-roofed neighbourhoods like Westwood Plateau are exactly the roofs we work on most.

Yes, that is a lot of our work up on Westwood Plateau and the tile-roofed neighbourhoods. Most tile leaks come from slipped or broken tiles, moss blocking the water channels, or worn valleys and flashings, and those we repair without a full re-roof.
On the steeper roofs common in Coquitlam, tiles can gradually work loose as the fastener or batten below them lets go, especially with moss and weather. Once a tile is out of position, water gets underneath. We reset and secure the tiles and fix whatever let go.
Most roof repairs in Coquitlam run from a few hundred to a couple of thousand dollars, depending on the cause of the leak. We give you a free estimate first and a straight answer on whether a repair will hold.
Very much so. With all the tall evergreens shading north-facing slopes, moss builds up and blocks the water channels on tile roofs, backing water up under the tiles. Clearing it and repairing any damage below usually solves the leak.
