It is a real mix, older homes and acreages out toward Otter and County Line, and newer subdivisions closer to town, so we see everything from aging concrete tile and cedar to asphalt and flat roof sections.
With the Fraser Valley’s heavy rain and long damp winters, nearly every call we get here is water and moss related, not sun damage. Moss takes hold on shaded north-facing slopes and blocks the water channels on tile so rain backs up and works underneath, and older flat roofs start leaking at the drains and flashings. We find the real cause and fix it properly, no pressure to re-roof when a repair will do.

A metal roof that leaked at the vent, not the panels. Metal roofs are sold as 50 year roofs and the panels really do last. But a roof is only as good as its weakest point, and on a metal roof that is almost always the penetrations. On this Aldergrove roof the panels were in good shape.
