Walnut Grove and Murrayville have a lot of 1980s and 1990s concrete tile roofs that are now at the age where the flashings, valleys and underlayment start to give up. On the shaded, treed lots around Brookswood and Fernridge, moss is the constant. It builds up on north-facing slopes and blocks the water channels on the tile, so rain backs up and works its way underneath.
The newer parts of Langley like Willoughby and Willowbrook are mostly asphalt shingle, with low-slope torch-on sections over porches and additions that tend to leak first at the seams and penetrations. Fort Langley has the older character and heritage homes, where built-in gutters and detailed flashings really need someone who has worked on them before. A chimney leak that was never the chimney. This Langley chimney was leaking, and like most chimney leaks the problem was the flashing, not the chimney. The original back pan flashing was too short, so instead of carrying water out over the tiles it dumped it onto the underlay, which is not built to take that for long. None of the pan flashings had a containment lip bent into them either, so there was nothing stopping water from running off the sides. We replaced the flashing properly, at the source.
