Learn more →Many of the older character and heritage homes in Vancouver were built with concrete tile and hidden, built-in gutters, and that is where a lot of our work is. With some of the heaviest rain in the country, nearly every call here is water and moss related, not sun damage. Moss takes hold on shaded north-facing slopes in areas like Dunbar and Kerrisdale and blocks the water channels on the tiles, so rain backs up and works its way underneath.
On the flat-roof side, the Vancouver Specials and modern builds usually run torch-on or SBS membranes that leak at the drains, seams and penetrations. Whatever the roof, we find the real cause and fix it right, with no pressure to re-roof when a repair will do.

Plastic vents on wavy S-tiles. We got called to a Vancouver home with leaking roof vents on a concrete tile roof with the S-shaped, wavy profile. That shape is exactly why the plastic vents were leaking. On a wavy tile a plastic vent cannot sit flat, so the flange has to be bent downward to follow the curve, and that downward angle aims water straight under the tiles. We replace them with lead-flanged gooseneck vents that mold to the tile shape and close the gaps properly.
Brittle vents letting water under the flange. Plastic vents go brittle in the sun, sag, and let water run under the flange, which usually shows up inside as a stained ceiling. We swap them for metal vents with an upturn bent into the flange, so the metal itself sheds the water instead of depending on a bead of caulking.
Critters getting in under the tiles. A lot of the Vancouver tile roofs we inspect have gaps at the eaves and unsealed hip tiles, and that is how squirrels and rodents get in. If you are hearing scratching in the attic, that is usually where it starts. We close the eaves with proper closure flashing and seal the hips so there is nowhere left to get through.
