A tile roof that looked perfect and still leaked. We were chasing a leak on a Burnaby tile roof where every tile looked intact, even standing on it. The problem was hidden in the part of the tile that the next tile covers up. Every concrete tile has a water channel molded into its side, a raised lip and a groove that carries water down to the tile below. On this roof that channel was broken in the covered section, so water was slipping out underneath instead of running down the roof. Nothing you could see from above.
A chimney chase cap rusted right through. The chase cap is the metal lid on top of a framed chimney, and its only job is keeping water out of the structure below. On this Burnaby home it had rusted right through. Someone had also glued roofing nails all over the top, points up, to stop birds from landing on it. Creative, but the real problem was underneath. We replaced the cap.
B-vents sealed with nothing but roof cement. On a lot of older Burnaby tile roofs the metal B-vents are sealed to the tiles with roof cement. As it dries out, shrinks and cracks, water runs under the flashing and into the roof system. We do not just add more caulking. We install new B-vent flashings with a containment lip bent up around the flange, so the metal itself stops the water instead of relying on a bead of sealant.
